Cookies Policy

1. The Short Version

We don't use cookies. Here's what we use instead and why.

  • No tracking cookies. No advertising cookies. No third-party analytics.
  • We use a small amount of localStorage to keep you signed in and remember UI preferences. That's it.
  • When you view a property, Google Maps loads — Google may set its own cookies on its own domain. We do not control those.
  • We honor the Global Privacy Control (GPC) browser signal.

2. What Are Cookies?

Cookies are small text files that websites place on your device to remember information about you between page visits. Most modern web apps use them for authentication, preferences, analytics, advertising, or cross-site tracking.

localStorage is a similar but different mechanism. Like cookies, it stores small pieces of data on your device, but unlike cookies, it is not automatically sent to servers with every request — it stays on your browser until you or the application clears it.

3. What We Don’t Do

The Domios admin portal sets zero cookies. Our backend does not issue session cookies, CSRF cookies, or any other cookies of its own.

We also do not embed any third-party tracking, advertising, or analytics SDKs. Many property management platforms use Google Analytics, Microsoft Clarity, HubSpot, VWO, Cloudflare Web Analytics, and similar trackers. We use none of these.

  • No social media share trackers

4. What We Do Use

localStorage (5 keys)

The admin portal stores a small amount of data in your browser's localStorage. Each key has a single, specific purpose:

  • admin_token — your authentication token (JWT). Sent with each API request via the Authorization header. Removed on sign-out.
  • admin_name — your display name, shown in the app header.
  • admin_org_name — your property management company's name.
  • admin_role — your role within your organization (admin / staff). Used to determine which features you can access.
  • sidebar_collapsed — a UI preference that remembers whether you have the sidebar expanded or collapsed.

None of these keys are used to track you across sites or for advertising. All of them are essential or functional for the platform to work.

Google Maps (when viewing a property)

When you view a property, we display a map using Google Maps. Google may set its own cookies on its own domain (google.com, gstatic.com) when this happens. We do not control those cookies. See Google's cookie policy for details.

5. Mobile Apps

Our mobile apps — Max (tenants), Diana (vendors), Henry (owners), and Messenger (property managers) — do not use cookies in the traditional web sense. They use:

  • Device tokens — a unique identifier issued by your operating system (iOS or Android) so we can send you push notifications about work orders or messages. You can disable push notifications at any time in your device settings.
  • Authentication tokens — stored in your device's secure storage, used to keep you signed in.
  • Error monitoring (optional) — if enabled, we send crash reports and error stack traces to a third-party error monitoring service. This data does not include the contents of your messages or personal information.

Our mobile apps do not include advertising SDKs, behavioral analytics SDKs, or cross-app tracking.

6. Your Choices

Clearing localStorage

You can clear localStorage at any time through your browser's settings. Doing so will sign you out and reset your UI preferences, but it will not affect your account or any data we hold about you.

Global Privacy Control (GPC)

We honor the Global Privacy Control browser signal. If your browser sends a Sec-GPC: 1 header, we treat it as a valid request to opt out of any sale or sharing of your personal information for cross-context behavioral advertising — although, as noted above, we do not currently sell or share personal information for advertising in any form.

Do Not Track

Because we do not perform behavioral tracking, Do Not Track (DNT) and GPC signals have no additional effect on how we handle your data on the admin portal.

Why there is no cookie banner

Many websites show a cookie banner on first visit because they place tracking cookies that require your consent. We don't — so there's nothing to consent to. Asking you to dismiss a banner about cookies we don't use would add noise without adding privacy.

7. Changes to This Policy

If we ever introduce cookies or third-party tracking technologies, we will update this Cookies Policy in advance and update the “Effective Date” at the top of this page. For significant changes, we will also notify you through the platform or by email. We encourage you to review this page periodically.
